Learn About Architectural Improvement Guidelines
PURPOSE
The Architectural Review Committee (ARC) consisting of five members (2 board members and 3 homeowners) is an essential part of maintaining the overall aesthetic and architectural integrity of our community. The primary purpose of the ARC is to ensure that any changes or additions are consistent with our communities’ overall appearance and aesthetics.
HOW TO REQUEST

CHOICE OF COLOR GUIDELINES
For our first ten years, there were improvements made by homeowners with no ARC to review and approve the choices of color. All existing painted and stained finishes as of March 23, 2025 were grandfathered. After that date, new requests must comply with the ARC approval process. A request to refinish using colors that were not builder original colors must be submitted to the ARC for approval.
EXTERIOR PAINTING USING THE BUILDER ORIGINAL COLOR CHOICES – NO ARC REQUEST AND APPROVAL ARE REQUIRED
When our homes were built and colors selected, a professional designer picked complementary colors designed to complement the brick, siding, trim, shutters, door, and roof. Therefore, if the homeowner plans to use all builder’s original colors on every surface, then NO ARC APPROVAL IS REQUIRED.
FENCE REFINISHING
The paint or stain used must be of earth tones that ranges from light to medium to dark. Good examples are as follows with property addresses that fall under these categories.
Light
– 287 & 288 S. Shea (Natural Cedar, Sherwin Williams)
Medium
– 1497 Vireo (Natural Cedar, Ready Seal, – new fence)
– 1495 & 1498 Quail Forest (Natural Cedar, Ready Seal; re-stained after 3 yrs.)
Dark
– 420 & 424 Catawba Valley (Coffee Brown, Wood Defender)
– 1490 Vireo (Pecan, Ready Seal)
– 1489 Vireo (Spicewood Solid Stain, Sherwin Williams 3021)
– 1544 Quail Forest (October Brown Solid Stain, Valspar)
These finishes are examples of approved earth tone finishes. Other earth tone finishes can be chosen subject to the ARC approval.
FENCE INSTALLATION
There are two styles of fences in the neighborhood, Craftsman and shadow. Any new or replacement of a fence must be of one of these two types. The material / wood specie must be cedar. A new fence or replacement of 50% or more of an existing fence requires a permit through the Town of Collierville Code Enforcement Dept. A contractor takes care of the permitting requirement, and therefore, we strongly encourage using a licensed contractor.
FRONT LANDSCAPING
Replacement of individual bushes and plants in the front bed of the home do not require ARC approval. Total removal and replacement of the entire bed, i.e., a complete makeover, does require approval.
MAILBOXES
If a mailbox is damaged and needs to be replaced, then the same size, style, and support are required. All refinishes of the entire mailbox / support column must be black.
ROOF REPAIRS AND REPLACEMENT
The repair of a roof DOES NOT require ARC approval. However, the homeowner must try to match the color and design as best possible.
Full roof replacement DOES REQUIRE ARC APPROVAL with the same guidelines for color and style as close as possible. Different materials such as metal or tile roofs are not permitted.
FRONT STEP RAILINGS
Refinishing front step railings does not require ARC Committee approval. A black finish is required.
WHOLE HOUSE GENERATORS
Installing a whole house generator does not require ARC approval. However, such an installation does require complying with the Town of Collierville and Shelby County codes, rules and regulations. A licensed contractor must complete the installation.
