Irrigation System Being Turned On

April 5, 2026
Starting the week of April 6th, the irrigation system will be turned on for the growing season. It has been an unusually dry early spring, and the rain yesterday was much less than originally forecasted for all of last week.
In any event, with yard mowing set for Mondays & Tuesdays, the irrigation system will be scheduled to come on during the late evening hours of Tuesdays, Thursdays and Saturdays. Depending on where your home is on a particular control panel, the start time could be late evening, early morning or somewhere in between as the system cycles through all the zones.
2026 Annual Meeting Notice

The 2026 annual meeting of Shea Station Homeowners Association will be held on Sunday, April 19th at 1:30PM at Central Church. Please mark your calendar for this once-a-year event. We strongly encourage all homeowners to attend as the Board of Directors has a lot to share including some important announcements.
Irrigation System & Mowing Update

March 10, 2026
Starting today, LSG will be performing tests on all backflow units to ensure that backflow prevention devices (BPDs) are functioning correctly, preventing contaminated water from flowing back into the clean water supply. Upon completion, LSG will then perform a system start-up and check for any issues such as leaks, bad heads, etc. You may see colored flags around your lawn to indicate as such. The timing of when the entire system will be turned on will be dependent on the weather. Early May is a good projection, but Mother Nature makes the final call.
Furthermore, homeowners can expect the first mowing to be at a lower height than normal to get rid of winter thatch and to occur before Easter weekend.
S. Shea Repaving Project

It looks like the Town of Collierville is getting an early start to repaving S. Shea from Poplar Ave. down to Walston LN (Westbrook Apts.). A number of large road paving vehicles have been staged at different points on S. Shea. This is fantastic news and something that we’ve been pushing for going back 7 – 8 years.
Part of the project includes a safety enhancement along S. Shea between Poplar Ave and Houston Levee. The Town calls it a “Road Diet” and includes the following:
– Lane Reduction: Reducing the number of through lanes from four lanes to two lanes (one in each direction) with a dedicated center turn lane. This proven strategy naturally slows traffic by narrowing the driver’s field of vision while maintaining efficient traffic flow.
– Safety Buffers: Re-allocating the extra pavement width into buffered bike lanes and parking lanes (where needed). This adds a physical “cushion” between moving vehicles and your property lines.
– Enhanced Pedestrian Crossings: Installing high-visibility crosswalk striping and updated signage at the Greenbelt crossing to protect residents using our trail system.
Beyond the immediate safety benefits, these improvements are designed to enhance the “residential feel” of Shea Road. Studies on similar projects have shown that calmer, multi-modal streets have a positive impact on neighborhoods and make them more desirable for homeowners.
Weed Control Treatment

FEBRUARY 19, 2026
LSG has informed us that weed control application (pre-emergent) to mitigate summer weeds will be scheduled for next Tuesday & Wednesday (FEB 24-25th). Please be sure to unlock your fence gates if you want to have your backyard treated.
Lawn Care Service Update

January 12, 2026
LSG will be doing final trimming of shrubs, monkey grass, etc. this week in preparation for mulching next week.
New Morrison Village Development

January 8, 2026
There’s a new development project that just broke ground at the southern end of S. Shea (east side across from Meridian apartments) where it intersects with Houston Levee.
According to the Town’s Development Activity page, it is “14.83-acre land that was originally designed to intel the residential component of the Price Farm PD. Today this area is mainly undeveloped, but the Town has recently approved plans for the Morrison Village mixed-use development. It is being developed by Boyle Investment. It will contain 10 live-work units and 100 multifamily dwellings that were approved prior to the “no net gain policy” in the Collierville 2040 Plan in 2012.”
All land / groundwork is projected to be completed by May.

Canned Food Drive – Major Success!

November 2, 2025
The final tally from our canned food drive for the CFP is 739 food items which exceeds the goal of 500 by a mile. We want to thank our entire community for supporting this very worthy service project. We also appreciate Bill and Cathy Wilson for being great champions for the effort.
Even though our collection efforts ended on November 1st, feel free to donate to the Collierville Food Pantry throughout the year. It is located at 609 E. South Street near the Animal Shelter and Public Services complex.
There will always be a need to help those who are less fortunate, and therefore, the plan is to make this an annual Fall “giving’ project for our HOA. Again, a heartfelt thank you to all!
Canned Food Drive Update

As has been communicated over the past few months, our HOA will support the Collierville Food Pantry (CFP) for distribution of canned goods for Thanksgiving 2025. The CFP has expressed their heartfelt thanks to our community.
The CFP provides food products for the less fortunate of our community. Our goal is to collect an average of four canned goods per household.
This will allow us to contribute 500 food items to the CFP. Several members of our community have committed to contribute 1/3 of the goal. We are very grateful for any contribution.
Cathy & Bill Wilson will coordinate this effort. You can bring your donation to the upcoming neighborhood cookout on October 11th. There will also be a collection during the first week of November. We will provide more information later.

Collierville Food Pantry

August 2, 2025
Several weeks ago, our HOA Board announced its support for the Collierville Food Pantry (CFP). This agency supplies non perishable food items for the less fortunate of our community.
Our HOA goal is to deliver 500 non perishable canned food items to the CFP for this Thanksgiving. If we can average four canned goods per household, we can easily reach that goal.
What does the CFP need? Fruits, vegetables, meats, peanut butter and soups.
More information about this effort will be announced in the coming months.
Repaving of S. Shea Rd. Approved

July 30, 2025
During the meeting of the Town Board on July 28th, the vote was unanimous to repave the stretch of S. Shea Rd. starting at the intersection at Poplar Ave. all the way down to Walston LN (Westbrook Crossing Apts.). The project is slated for Spring 2026.
Town of Collierville Board to Vote on 2026 Repaving plan

The Town of Collierville Board will be voting on its 2026 repaving plan at a meeting next Monday, July 28th. South Shea Road from Poplar down to Walston LN (Westbrook Apartments) is on the proposed list along with a number of other streets.
We can perhaps try to influence the voting by making sure our voices are heard. If you have a few minutes, please click on this link Town of Collierville: Submit Request to submit a complaint at the Mayor’s Action Center website. Select ‘Streets and Sidewalks” under Topic and then “Report Pot Holes and Road Failures.” Then follow instructions on the page to submit your complaint. Every voice counts.
Update on Warranty Work in Phases 22-24

July 2, 2025
Our HOA board met with the Town engineering department and alderman Nick Robbins on June 23rd in our neighborhood. Mr. Robbins wanted to see firsthand the punch list items that the late Sydney Ball (former code enforcement officer for the Town) drafted as part of the warranty work that the developer was supposed to address following the final layer of asphalt almost three years ago. After visually seeing what hadn’t been accomplished, Mr. Robbins and his fellow board members of the Town of Collierville DID NOT release the developer from the letter of credit. This was the official vote during a board meeting on the evening of June 23rd, and we were told that the developer was present at the meeting. The Town board instructed its engineering department to work with the developer to complete the punch list items.
This is the most progress that we’ve seen on this matter. Many of you who live in phases 22-24 (Quail Forest, Vireo, Nuthatch and Catawba Valley) probably have noticed this week the 5th (and hopefully final) round of bright orange spray paint marking cracks in sidewalks, curbs and alley aprons. We are told that the developer is being notified as we speak of all these markings, and if everything moves forward accordingly, then we should start seeing contractors in here to make all these repairs.
Yard Mowing Delayed

June 30, 2025
Since it rained yesterday morning and evening, yard mowing this week will be delayed by one day to allow the turf to dry out a bit. Homes that typically have their yards mowed on Tuesday will have their sprinklers turned off for Tuesday evening / overnight so that their yards can be mowed on Wednesday.
Collierville Food Pantry

June 21, 2025
Our board recently discussed expanding our footprint into the greater Collierville community. In the next few months, we will begin supporting the Collierville Food Pantry. This will be a voluntary program for our HOA members. The Collierville Food Pantry supplies canned goods for the homeless and less fortunate of our community. Meet & Greet and Ice Cream Treat

June 16, 2025
As a reminder….. The Meet & Greet and Ice Cream Treat social is scheduled for this coming Saturday, June 21st from 3 – 5PM at the grassy square located at S. Shea and Vireo. Look for the Mr. Softee ice cream truck to be parked at the end of Vireo in front of 1554 Vireo.
Come out to cool off with some free ice cream and reconnect / meet with some of your neighbors.
Summer Garden Tour

The Collierville Town Beautiful Commission has announced the Summer Garden Tour. This is a self-guided tour where homes with beautiful gardens will be featured on a Google Map (similar to the holiday light tour). The Tour map will be available June 6-28 on colliervilletn.gov/Parks.
Yard Mowing

May 13, 2025
Mother Nature has obviously disrupted the regular scheduled yard mowing for this week. We’ve been in contact with LSG and based on the weather forecast for the next 6-7 days, they are going to mow this Thursday and Friday. We’ll need to let things dry out a bit over the next 36 hours or so. With more rain in the forecast for late Friday through Sunday and possibly next Monday and Tuesday, we can’t afford to let this small dry window pass us by.
LSG has turned off the sprinkler system for this evening and Thursday and will turn it back on after mowing.
Sprinkler System

LSG will be turning on the irrigation system starting next week. There is rain in the forecast for Sunday night, but after that the forecast is for lower probability of precipitation later in the week. Traffic Signal Update

April 18, 2025
Anyone wondering why there are still construction cones and other traffic control items left in our neighborhood? While the traffic signal is operational, there are still a few things left to be completed. According to the Town, “There is asphalt work to be completed at the median noses, final striping of cross walks, edge lines and centerlines and general cleanup work. The contractor has until May 5th to complete this work. All traffic control devices will be removed soon after completion of the project.” Thanks again to Steve Simpson for following up with the Town.
First Mowing

April 11, 2025
LSG will be doing the first mowing of the season this coming Monday and Tuesday (14th – 15th). The turf will be scalped to remove winter thatch. Be sure to unlock your gate if you would like your backyard mowed. Clippings from backyards will be bagged while clippings from other parts of yards will be blown to a central area, collected and bagged. Everyone should expect a very dusty couple of days and so plan accordingly.
Traffic Light Update

March 29, 2025
The traffic light activation at Winchester & S. Shea has been delayed a couple of weeks according to Tim Gwaltney with the Town of Collierville. Two final pieces of equipment are needed before the signal can be turned on. Meanwhile, please take extreme caution at the intersection as some east / west drivers are treating the signal as a 4-way stop. Thanks to Steve Simpson who made contact with Tim.

Warranty Work for Phases 22-24

MARCH 4, 2025
Town engineer, Dale Perryman, met with the developer on 3/3/25 to walk through phases 22-24 to assess the areas previously marked multiple times for warranty repairs.
Then on 3/4/25, Stephen Do met with Dale Perryman to make sure that the scope of repairs includes all areas marked. Mr. Perryman said he will do everything possible to hold the developer accountable but that in the end, the town may have to step in and do some of the work themselves. Some sidewalk cracks, unfortunately, may not get repaired if they’re just a single crack and don’t pose a safety hazard. The major cracks illustrated in the picture to the left will be repaired by AT&T according to Mr. Perryman.
The Town still holds financial security through a letter of credit and will not release it until all warranty work is completed. The developer has strong motivation to get the repairs made asap since he wants the letter of credit released.
Special Meeting / Annual Meeting

FEBRUARY 20, 2025
Voting for the new board of directors will take place on March 23, 2025 at Central Church at 1PM.
Immediately following the election of the new board, the first annual meeting under new leadership will begin. Many transformational improvements to the organizational structure and processes will be shared, and every homeowner will be impacted. Homeowners will not want to miss it.
Repaving of S. Shea Road

FEBRUARY 19, 2025
S. Shea Road is a terrible mess of patchwork repairs that seemed to fail after every rainfall or severe weather event. Fortunately, complete repaving of the road could happen sooner than later as the Mayor of Collierville, Maureen Fraser, stated that she will request the road to be on the capital improvement paving list as the town begins budget working sessions for the next fiscal year, which begins on 7/1/25.
New Traffic Light

FEBRUARY 1, 2025
From the Town of Collierville: The new traffic light at the intersection of Winchester and S. Shea should be operational by the end of March. The latest estimate for signal equipment delivery is the end of February. Once the equipment is delivered, installation should go relatively quick.
